John Maguire is a builder and owner of ICF Prostore in Centreton / Grafton Ontario. He was contracted to build us our forever dream home in Baltimore.
Here are some examples of what we experienced:
We wanted concrete floors, we had to re-finish them in the main house twice. This first time by John’s crew and the second by a professional. When John’s crew did it, they used a small hand grinder creating a lot of dust. They did not remove any fixtures or attempt to protect them in any way this led to damage to the bath tub, main bath vanity and kitchen island as well as the baseboards.
We had an elevated concrete deck (17’x 20’) installed off the kitchen / family room. It was not constructed according to plan and started to sag in the middle. We had to insist an engineer to come and assess as well as suggest a fix. Imagine … 17 feet by 20 feet of elevated concrete sagging. Took 3 beams and a support to make it safe. We had the same engineer attend for a second visit as further changes had to be made.
He said he could build a pool, what a disappointment that was. If a contractor tells you he can do something you take him at his word. I guess that is on me but I did pay the price. The skimmer and returns were not plumb and required extensive repair be me to eventually become functional. The skimmer drain line was not PVC glued and caused a leak that was very difficult to repair.
The front door was not installed properly and leaked from day one. Many attempts to repair were made but the repairs were just band aids. We escalated the issue to the manufacturer and to this day they are still looking into it.
During the first winter, freeze up happened quickly and the rough grade was left in such a manner that we had a flood in February, the entire back yard was a lake and we had 6 inches of water actually come in through the walk out doors flooding our just completed basement. The grade should never have been left like that to promote flooding.
We had extensive drainage problems from the 4 main downpipes as well as the foundation drain on the south side. All had to be dug up, replaced and re-routed to solve ponding and leakage problems. All done at our additional cost.
